The Internal Rate of Return refers to the rate of return at which the present value of the net available cash flow equals the invested equity. The time when the cash flow becomes available is taken into account, so the sooner the cash flow is released, the higher the value assigned to it. The time factor therefore plays a major role in the calculation method.
